Hi Trevor,

I'm a Realtor and Investor here in Southern Maryland.  I know that I am not the only one from down here, I have chatted with a few others in recent past.  As Russell pointed out, there are a quite a few Marylanders or investors that invest in MD on here.

Lowe's for building materials, toilets, paint, landscape materials, odds and ends.  I do not like being able to spot Lowe's or HD vanities on TV or in comparable listings nearby so I hunt for the vanities online and buy tile and anything tile related at Floor and Decor even if it is a haul for 1.5-2 hours to get there for a look not found at Lowe's.  I hunt different builder auctions for different items to add something different to my flips.  Amazon for door pulls, light fixtures and I do check their price on things before I buy some items.  RTA Cabinet for kitchen cabinetry, really surprised with the finished product and its solidness and it usually saves 40-50% compared to local cabinet suppliers.

If you are the buyer why are you paying a Real Estate Admin fee?  That question needs to be asked. 

I have seen some title companies put this on their estimates as it is customary/normal by some Realtors to charge such a fee but as a buyer in the state of Maryland you should not be paying your Realtor, that is the place of the seller and the sellers agent.  If your Agent is charging you an Admin Fee question it, and also ask the title company who authorized You the Buyer to be paying an RE Admin Fee.

The Better question is where would you like to spend more time working?  Answer that first, then talk to brokers in the area that you prefer to work or have the greatest knowledge of.  Yes, we as Realtors in MD can cover the whole state in both commercial and residential but where do you feel most comfortable?  I know Southern Maryland so I focus on this area, I have bought and sold properties elsewhere in the state but SoMD is home so this is where is work most often.
