I think mobile home I think 2 things, low income and retired folks. Both would be likely to run into money problems and may have a tough time paying the rent IMO. Does anyone that currently owns a park have issues with non-payment?

Congrats, that first thousand is always exciting. I run a tropical fish site, the first thousand took a little while to achieve but after that it is all down hill. It wasn't very long ago that we were at 1000 and we're nearly at 3000 as we speak. If there's one thing people like its money, this place will be huge before you know it. 8)

Currently in Bristol. Not sure where I'll move to when I do finally move. I work in Canaan and Southington, girlfriend works in Farmington, so most likely any property I buy to live in or rent out will be somewhere near one of those 4 cities.

At this point I'm just putting the most money I can into the highest interest lines first. Also working hard at making one of our car payments go away (only got about 8 months left if I pay the normal monthly payment), once that's gone we'll have a lot more money each month to put towards paying down debt.

In my town $250k can get you something relatively nice if you look around. If you go the west one or two towns you can get a lot larger house for the same money. Going towards the east a town or two will get you much less. The west is more "country" and the east is more "uppity."

I just worry about the people that sue just to make a quick buck. Also worry about the prospect of an injury on a rental property that could get me sued for a good deal of money. What if someone falls out the window and due to the fall is paralyzed? They could potentially sue the pants off you even though you've always done right by them and treated them right.

I'd go with laminate and spring for the good stuff so there is less of a worry about it getting destroyed too quickly.

As for the partner, break away asap. I know a few folks that have been tanked bigtime by partners....tens of thousands of dollars lost due to an incompetent partner. Get some money together and buy out his share or if he has the means let him buy out your share.

When it comes to money I trust no one but myself, always been that way. I also only trust myself to get a job done correctly so I wouldn't want someone else helping me at all.

I guess after thinking about it the whole thing comes down to your sales ability. You're going to have to add $25k or so to the price of the home, can you convince a buyer to pay the extra $25k with the knowledge that they can recoup it all in the next 5-10 years and after that start saving a ton of money on electricity? If you're the type that can sell a ketchup popsicle to a woman wearing white gloves you should have no trouble convincing a savvy customer that long term its worth it.

My biggest problem on my credit report is high interest credit cards that are near the limit. Nothing a little money being put towards the balances can't help. No lates or anything like that. Pretty much just a matter of paying them down and cancelling them.

I'd say in general the average house price has come up significantly in the past 5 yrs in this town and the surrounding towns. The average is being bouyed up by the large homes being built in developements in this town and other surrounding towns. What was once nearly worthless farmland (nothing being grown in this state of merit) is now populated with homes ranging in price from $250k-750k. The average price of existing homes went up a ton with the rest of the country, in my neighborhood gains of 50%+ were seen in the past 2-3 yrs. This has tapered off and cooled down some with rising interest rates but the prices are still hanging up there some, maybe up 30-40% from 2-3 yrs ago.

Also, Bristol is home to ESPN HQ. They are constantly growing and with their growth comes higher paying jobs. Our retail is really picking up as well, once Walmart came to town the main road in town started getting more traffic and subsequently a lot of shopping plazas were revamped. Retail jobs don't pay that well but more jobs are always helpful. Also better tax revenue in town which always helps and many small businesses seeing greater profits.
