I'm still waiting but its not because of lack of motivation or fear. I am ready but need to pay off some debt first. I am going to buy a 4 fam (I will live in 1 apt) for my first property.

Guy next door recently did his small 2 fam over with vinyl, I think it cost him $28k. There's no way in hell it added $28k+ to the value of the building so if you're looking to add value siding is not the place to go. There are a million better ways to spend your money.

Just starting out this year, will be happy just to get the first one closed. Gotta jump over that proverbial hurdle, then it's off to the races. Currently getting my :chicken: :chicken: :chicken: in a row. (sorry there weren't any ducks, just chicken emotes)

Seems trivial but nails and screws are EXPENSIVE. Around me I see HD delivering things like pallets of cinder blocks, etc. Not sure if they deliver smaller goods or just the bulk that can't be moved w/o a forklift.

When you call these places like carpet stores etc you should tell them you do rehabs/rentals and plan to do X number a year, see if they'll hook you up to keep you as a long term client. It's in their best interest to cut their prices and make you happy as you'll be using them regularly. If they won't deal and drop their prices flip the page in the phonebook and call the next 10 places, someone will do it. Even if the discount is only 5% you're still talking about $50 for every $1000 you spend, if you're spending $10k a year you'll save a ton. What did it cost you? A few minutes of your time on the phone.

Creative means seem to work best when the seller has a problem, in this case avoiding capital gains taxes. They are faced with them if they sell outright, the method above helps them get by that hurdle. What's there to sell in this case, if the deal is presented so all parties understand the details fully they should jump on this option. It always seems to me that the biggest penchant in creative financing is always a problem that the financing solves.

As was said above buying retail through an agent will always cause hassles. Also, in a market that is hot with cash buyers lined up around the block to buy it on the spot with no funky terms it just won't work and why should it since it may be more work for the seller?
