not against the rules, I don't think. Usually it's hijacked by uneducated people who think that there is no God. They somehow can't comprehend complex subjects such as religion, health care, etc.

"financexaminer" what great things were in the healthcare bill? Also, the gov wants to deamonize the insurance comanies (this has been successful) to slowly get their single payor government system. This is working well. The reason the insurance companies are the bad guys is due to the government regulation, not because they're evil. Please see Mike OH's thread on healthcare where people actually argued that insurance companies would see increased profits from the bill simply because there is an increase in revenue. This is yet another left wing myth. Insurance companies are now raising their rates due to the healthcare bill, when barry said it would lower costs. not to mention the large portion of money we spent on top of the increased premiums.

I'm assuming (hoping) that Bryan's OP was satire. I've never taken him for a liberal.

It's funny how the "idiot" went Rick James on her opponent and a bunch of "educated" lawyer wannabees...and they didn't even realize that the joke is on them! Maybe J Scott is right...the key to turning this country around is education. Apparently our schools are terrible! Time to scrap them and go all private.

Good luck having a conversation with someone who thinks the police and fire department are the same as the federal government.

today I went to my local goverment office to get a permit for a new house I'm closing on. there were 8 people in the office. No one got up to help me. One person yelled from her desk. I was told that only Susan could help me with my request. Mind you, I've done this process probably a couple dozen times and could do it myself if needed. they said I needed to come back Monday because Susan wasn't in the office.

This is what you get from the government. If you choose to depend on them and pay them to run your life, keep voting left wing crazies in office.

He's not a good friend, find a new friend. My friends would have paid me more than agreed.

I'm sure you'll get all kinds of different answers, but I'll share with you what I do.

I put 7 units at a time in each LLC. Each LLC has its own savings/checking account. Once reserves hit $15,000 for an LLC (this is my estimate of 2 large expenses that could happen at once), I start pulling out the extra money as "cash flow". I reinvest that money, but would feel comfortable spending it on a personal level. Having said all that, the 50% rule is pretty accurate, so I haven't found that there is a ton of money left over, based on a long term average. On a short term basis, it sometimes appears that there is a LOT of money left over, but it never fails....it does get used eventually.

I've found that SFH's have been very easy to find and to make cash flow. Although I did have to move to get to them. SFH's are easy to buy, easier to sell (than multi family). You don't have to pay utilities, you don't have to worry about the renters on top making too much noise. there are lots of positives for SFH's. Also, if you decide that being a landlord is not your cup of tea, you will be able to unload your houses much quicker.

In regards to cashflow. do as advised above and read about the 50% rule. I recommend buying using the 2-3% rule as opposed to the 2% rule as times havde changed and the SFH market is rich with deals right now.

In regards to financing, you will be hard pressed to find financing unless you have money in the game. I would recommend saving money to put into the business.

I could pay 2220 people $50k for one year to pick up trash on the sidewalks and would have been more effective.
