Jason it isn’t going to be July 2021.

Specially with a democratic president and governor. Your lucky they are letting us eat and sleep at night. 

@David To we as landlords have to sometimes take our emotion out of this business/situation we are currently in. Your case is very unique and me personally would want something locked in before we go into another shut down which I see happening. Specially with a new Covid 19 strain found in the UK. The last thing you want is for the courts to shut down again and this tenant of yours milk you for another 6-10months. I would bite the bullet get something signed by the tenant in court get this tenant out and move on with life. The chances of this person paying you back  if you can take this person to small claims court is slim to non. That’s just my personal opinion. But keep us posted on what your planing on doing. 

@Marie Pruden I’m in California and well theres 2 bills that have been introduced that will extend tenant protections until the end of 2021. I can see it happening as cases are climbing here like wildfire 

@David To I don’t think it will make it to the end of 2021. Max I believe it will get too is June/July of 2021. There’s currently a vaccine for covid that just came out all we have to do is for them to max produce it and give it out to people. But then again courts will have to play catch up with all the evictions that will have to get processed

@Colleen F. 8months where did you hear this great news?? Let’s remember we now have a democratic president. We are easy looking at a 12month eviction moratorium. Easy!

Unfortunately @Niecola Roberts you are out of luck. In Los Angeles county or in better words California you currently can’t evict a tenant for unpaid back rent. From September 2020-January 31 2021 tenants are required to pay atleast 25% of their rent to be protected from eviction when Feb. 1st 2021 comes around.  Unless everything gets pushed back some more depending on how we are dealing with covid at that time. 

@Marie Pruden the money owed before September becomes consumer debt. Meaning you’ll have to take her to small claims court in March. IF ONLY THEY DONT EXTEND THIS BS any longer. From my understanding coming February 1st people are supposed to start paying their rent in full unless these eviction moratoriums keep getting extended (which I’m sure they will)

@Marie Pruden I’m so sorry to hear you are going through something like this. But I can assure you that your not alone. First thing is first. Don’t let your tenant bully you. You have to keep in mind that you are the owner and that’s something she can’t take away from you. Everything that’s going on now will only be temporary, now she does have to pay 25% of rent that she owes from September moving forward before Feb 1. That will help her from being evicted. If she doesn’t pay anything regardless if she’s going through something covid related you can evict coming feb 1. All you can do now is take pics and document what she is doing. The more pics you have the stronger your case will be. 

Now Mold, there’s mold everywhere not just in your house. If it’s a smaller job something you can do and knock down yourself I don’t see why you can’t do it yourself. They sell chemicals at the local Home Depot that gets that stuff off. I would clean it off wait acouple days and respray that surface. But make sure you document and take pics of you taking care of business. Also make sure you document everything your tenant is doing so when it’s time to sit in the court room you have documents of everything going on
