@Debbie Farmer how likely do you think that would be for the judicial council to lift their moratorium? 🤔 I believe it’s all for show... I believe they are doing this to have landlords think that the council is trying to do something for them. I mean if it’s lifted the damage has already been done. 

If I’m not mistaken, the judicial council will be voting to lift the eviction ban in the next couple of weeks. How’s everyone holding up? @David To are you okay?

@David To I feel horribly and I hope you get out of this soon. We’ve all some way some how taken a hit from covid 19. On the bright side I believe there’s a vaccine that’s supposed to be launched at the end of 2020 early 2021🤷🏽‍♂️  

Any updates on this ladies and gentlemen?

@Taylor L. from what I know she isn’t interested in the property nor was she ever expected to accumulate any equity.  She was just trying to be a helping hand. 

@Dave Foster he was the only one claiming the property when it came down to taxes. Including water bill/repairs/maintenance. Cash down payment in the beginning came out of his account. Everything has been coming out of his account. They broke up she got married and is living with some dude in his house. He wants 100% of the proceeds which he’s sure she’s willing to admit/sign over. I guess the big question is will he be able to 1031 without having her on the deed/tittle on the new home.


I personally would assume he should have no problem doing a 1031 since he has to now apply for a NEW mortgage with only his current info. The Current property will obviously be sold. I guess she might just have to sign a document over for the proceeds claiming he can keep 100% of capital gain from this transaction. But I can be wrong. I’ve never done this.

A long term buddy of mine just informed me he had purchased a 5plex apartment in California about 7years ago in which he would like to sell now. The property gained about 350k in value(Equity). Meaning if he sells he will need to pay Uncle Sam a good chunk of change. He’s leaning more into a 1031 exchange. Now here’s the catch. His EX Partner(gf) was his co signer. She wants nothing from this deal since all the money put forward was his to begin with. Can he purchase a home without having her on the tittle/loan? He occupies one of the units and has been living there since the property was purchased. They are no longer together btw

eviction moratoriums are NOT ENDING anytime soon in SoCal. I can see the light at the end of the tunnel towards the end of 2021 being realistic with Rent forgiveness and NO help for landlords. It’s a democratic state to buy out votes. I agree it will get really ugly before it gets better. 

I wonder if anyone has got any new tenants taking advantage of this moratorium 

We are definitely screwed. It seems as if all the lawsuits got dropped against the eviction moratorium
