crime maps in that area have the location of the property listed as being in a high crime portion of buckeye-shaker

@Chris Wharton would love to hear more about these products. I have a property I am looking to refi. I was waiting for the seasoning period which will be up in feb but if I can get the ball rolling sooner I'd be interested.

@Rob Gillespie how have you worked around the POS stuff in the heights? I have found screaming deals, but the escrow account for POS is a deal breaker in most cases.

I just bought a duplex here in Cleveland and have had great returns right off the bat. I only put in 27k (acquisition and rehab) and am seeing a 37% CoC return. It's possible. Check out @James Wise article on Cleveland neighborhoods for a good guide on where to look, then go from there. 40k is plenty to get it done.

Here’s an update for anyone that is interested. My 12 month waiting period DID NOT start over after my refi. I qualified for the exemption after the refi because I moved out of state from where fomer my primary was located and was able to qualify for a second primary residence loan in a different state. I have since converted that property into a rental and is cash flowing well.

I’ve had some good experiences with chemical bank. The bankers name is Shawn Huss. My realtors name is jason Baran an he’s been good to work with here too.

Hey Gabriel welcome to BP and the Cleveland market. Its a great market to be in and I have found it to be pretty rewarding so far. I have a duplex in Brooklyn and am looking to grab a few more next year. In this market its not hard to stand out. If you make your houses fairly nice in decent neighborhoods, they'll rent. Get a good deal and save on renovations where you can and you'll cashflow for sure. Feel free to reach out or DM. and we can chat more if you're interested.

I own a duplex in Cleveland on the west side-(ish) 44109, fully tenanted and my water bill is roughly 60-90$ per month. something is definitely off. I recently renovated the bottom unit with a lo flow toilet (89$ @ HD). you might want to look into that. super easy to install and well worth the savings. when my top tenants move out, i'll do the same up there. but like you said, you may want to give it a month to see if the fixes you made have had any effect.
