Hey BP family, 

Ok I need your help I have decided that I want to do my first flip deal with in the next three months. I live in South  Florida currently. I I have 10k-15k to put in the deal along with the hussle. I am planning to use hard money to cover most if not all of the project. I would like to find a single family home with 3 bed 1 or 2 bath or 2 bed with enough square footage to add a room. I would not mind a partner since it is my first deal. The question I have is should reach out to some hard money lenders and get pre-qualified and then get the deal or find the deal first and then worry about the financing thoughts ? 

@Lan Raby thank you for your service ! I am in south Florida but love visiting the Jacksonville and St Augustine area more laid back.

@Joe Splitrock love that explanation positive cash flow but taxes loss at the end of the year.

@Menachem Bloom Glad to Here fellow BP looking into deals. So I am new to investing. These our my thoughts. There is a lot of more information needed example all operating cost example insurance,utilities,vacancy, repairs to name a few. Did the owner provide rent roll and expense report ? What is your financing strategy ? 25% down,BRRRR, owner financing just to name a few. So there is more information needed to give an educated opinion. Let me if there is anything I can do to help remember I am a new investor too lol.

@Klye Jones wow..... I can express how grateful I am for you’re transparency thru your struggles on your first deal. I am currently in the planning and research faze and looking for a deal if one. Sorry that you had to experience it but know from a fellow BP member you have tought me so much
