Hello everyone, New investor here trying to network with experienced members who deal with probate in South Florida. 

@Omar Herrera I live in Hollywood and I Am curious how you cash flow $500 on a single family ? with a loan roughly of 220k after your 10% down. I own my property in Hollywood and my current loan balance is 224k and I pay with PITI is around 1600.00 a month let's say you got a better rate than me and your PITI is 1500.00 a month a single family 2/1 on the high end let say would rent for $ 1800.00 that's only a $300 positive net income but that's not taking in to account vacancy, maintenance, management and con ex. It's hard to believe that you cash flow 500 a month. Can you please go into details because I would love to find a 500 dollar a month cash flowing property in Hollywood. Thank you

Hey Brandon, I have been investing seriously for 2 months and searching for my first fix and flip. The advise I have is network,network and network find a niche and master it. Also, I would recommend on learning on how to use OPM other peoples money and leverage partnerships. Hope some of this information helps. Good luck and thanks for your service

@Matt M that’s completely your right. Let me ask you this then. Would you be opposed to the client telling you  that they would like there attorney to review “your contract” and the coming back with some revisions like lien waiver for subcontractor if your contract does not provide it ?

@Mathew Paul you make a valid point but, I would prefer to use my contract. I will suggest using my contract if they insist using there’s I will take it to my attorney and have it review it and make any additions or subtractions to the contract.

@Matt Stricklen your right David did mention that in the BRRRR that was a good read. I will definitely consider putting that in my contract.
