A friend of mine has inherited a 6-unit multi-family property that has been sitting vacant for 3 yrs. The repair estimate is approximately $30K. Any suggestions on how to raise/obtain these funds?

@Luke Moses, yes RA was a game changer for a lot of investors but finding motivated sellers can be done. Have you tried Out-of-State Absentee Owners, expired listings, probate?

Try partnering with other successful wholesalers. Establish a good relationship with a realtor, provide him/her with your buying criteria and have them submit your offers on properties found on MLS.

Stay motivated because you are doing the things that need to be done. It's just a matter of time!

Welcome to BP! Yes, trying to find motivated sellers can be frustrating but you have to try and set yourself apart from other investors. Do you mind sharing which lists you've sent postcards?

You might want to partner with other experienced wholesalers and either provide the deal or the buyer. I'm in a wholesaling coaching class if you're interested in hearing more about it.

I too, use RealAcquisitions and think it's a great list source provider. However, there is a lot of competition that creates a challenge as well as low inventory but it can be done.

You will get great feedback on BP from experienced investors.
