I agree with @Brandon Kargol .  It's up to you when you feel it's appropriate to do a double close or not. Keep in mind that you're reducing your profit due to extra closing fees.

I believe your decision should be based on your rapport with the seller.  However, I believe in full disclosure.  Your seller should know that you will net a fee from the deal but you don't have to disclose the actual amount.  They have to realize that you're in the business to make a profit.

My advice is to combine your instinct with information and you'll do what makes sense for your business.

I believe your fee should make sense as part of structuring the deal.  Sometimes you may net lower or higher than your set assignment fee.  However, you may set a standard for your business, that you will not go after deals where you will not net a certain assignment fee.

You should always do your own due diligence.  Typically, wholesalers will tell you to run your own numbers.

Hi @Melissa Charles ,

I did the 30 day trial and found FreedomSoft to be a good CRM and pretty easy to use.  However, I didn't like that you had to pay additional monies to get access to their direct letter mailing module and I believe there was another module that would be helpful to your biz that cost additional monies.  For $197/mo I believe you should have access to all modules.

I still believe it's a good s/w product but I already pay for a local CRM that works for my biz and opted not to use FreedomSoft.
