fyi - My potential partner and I have decided to partner on two deals to see how we work as a team. We'll make a longer term decision after that.

Hi @Michael Cerny ,

I typically make an offer based on my own due diligence. If the numbers support $55-$60 /sf than that's the offer I would submit. Keep in mind, that we're in a sellers market and property is going for market and higher. You may have to adjust for that. However, you can always query the listing agent and see if he/she will provide you with any information that would influence your offer.

That's the nature of the business but hang in there! I've learned to focus on other areas of the business when one particular area is not working. Concentrate on putting your systems in place when it's slow going with closing deals.
