I replaced a property manager about a year ago.  If you don't already have a copy of your lease with that tenant, ask for it to be uploaded to your AppFolio portal. Check your contract with the property manager for any small print and things you need to be aware of (like you are one year into a two year contract scenario)

I didn't have any penalties in my contract so I sent him notice in writing, stopped by the office, and picked up my keys to the unit.  It happens.

Also, I've used Tenant turner, loved it, especially with a smaller portfolio.

Hi Jason, Rockford is a great place to invest but I would say that you *really* need to know your neighborhood and make sure you are buying property that is in line with your comfort level.  I don't know what you are looking at, but I bet the "great deal" is going to have a few challenges.

There are a couple of Real Estate Groups to check out, Rockford Area Real Estate Investors and Rockford Apartment Association, both are very good.

It depends - if I carefully screen tenants, clean up the property and take undesirable behavior seriously in my buildings, I'm likely to improve the whole neighborhood just a little.   My husband and I have purchased a few distressed properties in Rockford and turned them into safe and clean places to live. Personally I love doing it, although the recent eviction moratoriums made it a strain.

I have Multiple EIN's, and Several QB accounts and one Subscription -  a desktop version and not cloud based so that might be the difference.

I love QB and my accounts are happy with what I send them so to each his own for sure.

I've worked with ALE 3 times and it was a win win for everyone in the Rockford, IL area.  I used 1.5 times market rate, and everyone was really easy to work with.

I allow pets in many (not all) of my properties, so it has to make sense, and I've installed many fences to make dog ownership easier in my rentals.

I also require that the renters insurance policy specifically covers animals, and I charge a Non-refundable pet fee.

@Randy Ray - If you haven't already, change your search settings in Zillow to include multis (like this) - select to have the listings sent "instant" vs daily and save the search as Winnebago county Multis or something like that.  I've seen a few super-cute duplexes come up in Rockford lately:

I do the same thing.  One thing that helps is that I reconcile one property at a time (they are all multis).  Since the statements don't report charges that have not yet been paid (i.e late fee) I also request a "Resident Financial Report" that will have those details.
