I use Buildium and love it - but not as a bookkeeping system, so I use quick books. With QB, I use the class tracking feature and each property is its own class.

I like Begin Tipp Lamm LLC as a CPA firm. We work with Stephen Weinburg.

I don't have lot of properties (4 SFH) they are easy to rent with 1-2 open houses, and my tenants/prospects are all self-directed through Buildium to apply, screen, and pay rent online so I can't really see needing a PM right now for any of that - and I kinda like doing it. We put alot of work into the houses up front, and I'm happy to show them to people - people want them and easy tenants are easy to find.

But my husband and I travel alot.  What I need is someone that can coordinate property maintenance issues for me.  I would be happy to pay for that as a stand alone service, but I don't know of anyone in my area that does it.  So far this year I've had one backed up basement drain, one A/C call and one leaky garage roof (on a roof we were planning on replacing next year anyway) but I worry about "what if" if I"m gone for a week.

I would love to find a property manager that could customize their services - and maybe as we get bigger, or get multis, that role could expand.

I think I get turned off to a PM when I look at their website or Craigslist ads, and they are unprofessional and unappealing.  Or, when I drive past a house with a For Rent sign and it's being offered by a Property Management Company and the lawn needs to be mowed, there are full garbage cans up by the garage, the gutters are falling off the house... you get the picture.  It makes me think my property would be neglected just like that if I turned it over.

I asked a few people what they would prefer before signing the lease, flat fee vs. extra deposit and monthly charge, and both chose a flat pet fee due at lease signing.  I went with $250.00 comes out to $20/month for a year, and if they stay longer then a year, no turnover - yea!

Hi everyone! Just rented a house to a tenant whose current landlord requires 60 days notice instead of 30. Does anyone know the logic behind it? I see it now on the Standard WI Residential Lease as well if I'm reading it right. Not crazy about the house sitting empty for an extra month when it's clean and ready to go now, and 30 days out from now would be July 1, but I'm getting the lease ready for Aug 1, with option to move in sooner.

Hi Everyone!

Just joined yesterday, and would like to introduce myself.

My name is Renee Fulcer, from Rockford, IL. I have a background in bookkeeping, and worked as an executive assistant to a private investor that was involved with Commercial Real Estate and REITs. I handled many of the property management functions and loved it.

I currently run an event services company which serves my other passion of dog sports - my husband and I show and train Boxers and Dobermans, and are active in hosting and managing shows and trials.

Getting ready to put my first house on the market, which is a property I lived at in Beloit, WI before getting married and moving to Rockford. My husband and I did some minor updates to the property, and we are interested in buying some residential rental property, and the occasional flip.

Wish me luck! Working on a business plan now, and I look forward to being here.
