Replacing a property manager

Hello,

I've been using a property manager for a couple years now, but lately their services have went downhill. I should have done this a month ago when the property was vacant. Now I have a new tenant (less than a month in) and their service is still lacking (gave the benefit of doubt). I don't want to get into much details but it's definitely time for me to move on from this company. I am planning my exit, reason for this post.

I have a handy man and plumber in the area, and I am about 45 mins away. It's the only rental property I have and I am thinking about using a platform like TurboTenant and managing it myself.

I was wondering how does one fire a property manager, do I simply notify them in writing. Is it ok for me to ask for the tenant info prior to getting rid of the property manager to let them know this is happening? I'd really like to get some perspective from the tenant as well. If I am getting this level of service I can't imagine what they are experiencing.

I want this to be a seamless transition for the tenant. They will have to sign up for another platform for payment, etc. Right now the property manager uses AppFolio.
If you've been in this situation I'd love to get some feedback.
