There are a ton of ways to make money.  None worth doing are easy.  

If you prefer your full time job and don't want a side gig as a landlord, then sell and enjoy.  

If you want to try to stick it out, find people and systems that will make it easier.  Is it worth it to pay an agent to find tenants for you?  Is it worth it to use software with background checks built in?  Is any of it worth it? If you are that frustrated, sell, take the cash and find a side gig that sparks your passion.

A big yes to screening.  You have your own set of criteria that the previous owner may not.  Run your business on your terms.  

Some property management software systems connect to a background check company to make it easy - usually an additional fee applies.

I'd love to learn about what you find.  The only thing I can offer is our online property management software allows you to charge by the day, week or month. But it is a monthly fee.

Some property management software offer book keep capabilities.  There are also reports that can be run for schedule C, P&L's etc - which are super helpful to keeping track.  My 2 cents is - start with a low cost property management system now and as you build your portfolio, you will be set up for success.

Congratulations on your first multi-family!  You should be able to hold off on getting a property management company using good software.  

Terrel makes some great points.  You can learn a lot now from managing it yourself, and when you are ready for a pm you will know exactly what you need. 

Online software doors make the job a lot easier and is very affordable. At less than $20 a month and can help you track everything.
