@Thierry Lemercier, I think a $20 a month investment is worth making and it keeps you sane.  

Must haves - web based, so it can be accessed anywhere.  Online forms for tenants, income and expense tracking, auto add late fees (or other charges you may have), rent collection, integration with other applications, ability to store documents, etc.   

Shop around, most software, ours included, offer a free trial period.  Sign up for a few and give them a test run.

@Thierry Lemercier start with a must have list.  There is a lot of software out there, but if you know what you want and how you want it to integrate with your business, you will be able to narrow down the selections.

@Louie Ortiz - shop around.  There are ample that support customers with one property to hundreds very reasonably priced. Most offer online payment, robust reports and allow for tenant and owner (if you are a property management company) invitations.  Assess what functions you need most and work on a "must have" list.

@Adam Sankowski I am in the process of moving my dad to assisted living.  It's not quite ready yet, but we have a 2 bedroom, 2 bath ranch in Luther's Forest that we will be prepping for sale or lease.  PM me if there is interest.

For 4 doors, you can spend as little as $20 a month on property management software.  While excel is a great tool, online software designed for the industry can be a huge time saver, quick to set up and be with you as you grow.

If you opt not to hire a Property Management company, I suggest using some type of property management software.  Most apps and software are very affordable and a huge time saver.  Some even allow for online rent collection and keeps accounting straight.
