Ready to rent out my first 5 unit multifamily

So our 5 unit multi-family is ready to rent. I'm more than halfway through the managing rental properties book from bigger pockets and it is great and detailed. I love the forms they give as a bonus for buying the book and feel so much more prepared.

I still wonder if I can manage it or should I hire a property manager? Or at least a realtor to tell me the going rates for rentals that I could get in the area? Is that something they do for free or will I have to pay which I'm willing to do but will they even deal with me if I dont intend on them finding renters for me for a fee? I'm worried if I do it alone I'll get lower rates.

Any advice on this or anything else for first time landlords is greatly appreciated.
