Norfolk/Southern VA has one of the highest concentration of military bases in the country. It has the largest US Navy base in the world and countless other bases and facilities in the Hampton Roads area. The lowest BAH (allowance military members receive for housing) is 1365/month with the average around 1600/month. Along with the military there are a couple major colleges in the area, Old Dominion University and Norfolk State University. I am not intimately familiar with the area, however here a few ways to find the answers you are looking for.

1. Call a/multiple property managers and see what their opinions are on the area.

2. Call local landlords through leads on craigslist, zillow etc. and see what their standards for tenants are, if it's low that reflects the level of tenants for the area. Also see if their looking to sell, if they are eager there might be an underlying reason why.

3. Go for a walk/run through the neighborhood and talk to some of the locals to find out what the vibes of the neighborhood are like.

@Blake Peterson Hey there and congrats on your first post! There is a lot that goes into finding your direction in real estate. The only thing I can confidently suggest is that once you have made that decision, stick with it. Become the best at that one thing. There is plenty to go around in this industry, find the thing you want and go get it!
