Hey Danny!

I would suggest not pursuing a property at the moment. You could probably be able to close on a place, however you are not going to have enough funds for repairs and capital expenditures (major renovations like roofs, plumbing, electrical, HVAC) to take you through. Another thing to remember is that you are providing a service for someone. So if you cannot continue providing good service then you are going to have an unhappy and maybe unwilling to pay rent tenant.

In the meantime network and build your team. Relationships in real estate are the heart of your business.

EXIT Realty Central will be hosting How to Mitigate Risk and Make Money During Economic Uncertainty. 

This is our first event of our seminar series that we will be hosting for clients and operators in the market.

If you started real estate after the great recession then this is a new market you are embarking in. This seminar is made specifically for investors who are hesitant with where the market is going and if they should begin/continue in real estate.

Tim Churchwell, CCIM will be speaking on this. He is the current 1st Regional Vice President of CCIM for Region 10, encompassing six states plus DC. He also serves on the Virginia Research Advisory

Committee and NAR's Commercial Committee as well as two international committees for CCIM. Tim has also served two terms on the HRRA Board of Directors as director of the Commercial Council. He has been exclusively doing commercial real estate since 2009. He also serves as the VP of TEC Holdings, a real estate development and consulting firm.

There will be time to network in the beginning and end of the event.

its partly your fault as your tenants shouldn’t know your name or phone number, that’s why you’re paying the PM. 

If the PM doesn’t think it can be fixed in the next few days you could certainly contact another contractor to get a bid. There should be no need to contact the tenant or schedule the work if it’s outdoor work. 

Ps. The storm door is you being a nice guy, they accepted the property as is. The railing may be a safety issue or a non-issue, depending on local code because it’s only 2 steps. 


Bill has a great point of never having tenants know who you are. 

A great way to resolve this is to interview multiple property managers and see if they are a right fit for you. I know you already have one in place, so communicate to them the service that you would like to provide for your tenants. It sounds like you want to go above and beyond for them. My mentor's goal is to "Be the Chick-Fil-A of apartments" by providing the same level of service they do. Find the management who has values that match yours.

Hey Maury, I like where your heads at knowing you need cash reserves. Here's a thought to marinade on. If you find a deal good enough do you think you can find someone (family, friend, BiggerPockets member etc.) who is looking for a great deal to put their capital towards?
