Hi if I sell my investment property to the current tenant, I don’t need to hire a realtor but I don’t know how to do the paperwork. So can I hire a realtor just to do the paperwork and if so, how much would I pay for those services? Or on the other hand, do I just hire a lawyer to handle all the documents? Which is cheaper route? Thanks

Hi there

I’m an investor. I have 7 SFRs, 1 triplex and 2 duplexes.

I’m interested in getting an inexpensive property ($50k duplex) for my daughter (college student) so that I can teach her the ropes and to get her into real estate investing at a young age and show her how easy this can be. Obviously I will help her with this but this is really for her to learn and the start of her real estate enterprise. :)

What are some cities where I can find cash flowing duplexes in the $50k range that are in ok neighborhoods (not total war zones).

Hello, I want to convert a detached garage into an ADU, located in Napa County CA.

Anyone here have any experience doing that in Napa County?  How much did it cost (I'm thinking 1 bd, 1 br)?  and do you have any contractors you can recommend?

Is it true that adding an ADU doesn't bring any additional value to the overall property value?

Hi, is there any such thing as a company who will place their washer & dryer at a multi-unit, and then that company shares revenue with the property owner? Pls let me know. I'm in Nor Cal.

Hi there, I have 5 SFR and 2 duplexes (3 of the SFR are fully paid for with no mortgages). But I want to scale up and get into 10+ multi-family apartments. Should I sell the SFRs in order to buy the apartment buildings? Or do I keep them and refi-cash out and use that money to invest in the apartment buildings? Thanks for your advice!!!

Hi from Los Angeles CA. I'm interested in buying a duplex. But it only has 1 electricity, 1 gas and 1 water meter. Anyone have any idea how much it costs to add an additional electric meter, gas meter and water meter? Thanks!
