Sell SFR and buy multi-family?

Hi there, I have 5 SFR and 2 duplexes (3 of the SFR are fully paid for with no mortgages). But I want to scale up and get into 10+ multi-family apartments. Should I sell the SFRs in order to buy the apartment buildings? Or do I keep them and refi-cash out and use that money to invest in the apartment buildings? Thanks for your advice!!!

I think most of the people on here who are in growth mode would say cash-out refi.  But it depends on what your sweet spot is.  At the end of the day, how would you feel about having all those buildings in your portfolio?  Are you looking to streamline into larger multi-units or just to increase your number of doors?  Once you answer that question, the next step becomes a little clearer.
