I have used the two-part Rustoleum epoxy from Home Depot on two garages with good results. Paint the surrounding foundation at the bottom of garage walls with regular latex paint before you paint the floor. There's no need to use expensive epoxy on the foundation, and, because the epoxy sets up fast, you need to move quickly and not spend time on the foundation once you mix the epoxy.

I understand and point made. That’s why I asked if you had experience in doing this so I could get it right the first time.

What products can you recommend? With the plethora of items in the market I would appreciate any direction on what may be best.

Hi- The garage floor has seen better days. It’s never been painted and has over the years had oil and likely gas spills. The area is 220 sq ft (just a 1 car) and from what I see in 1 gallon cans will more than cover the area. Question is what to get. Amazon has this in slate grey for $36.92. “KILZ L377711 1-Part Epoxy Acrylic Interior/Exterior Concrete & Garage Floor Paint, Satin, Slate Gray, 1 gallon” I looked at several options but does someone have a recommendation on proven use off a product with good results? Given the condition I would ideally like to get something as a once over without having to scrub and clean the floor. You know, just cover it up. I am also looking to paint the walls and ceiling. It too has never been done. Thanks BPers

 Yes, I logged into my account and there they were, all my purchases. I was criticizing the app because I thought why do they have this if I am not able to see my purchases. I thought it was just a rewards thing but in fact it actually does show all the purchases.

We have sams club here and they list all my purchasing in the app as well. Love that it allows me to scan and checkout directly without going to a register.

Seems like this is too much of an open-end question. With so many varying degrees of what investors look for, so too can be the threshold of what makes a person walk. 

For example, some people love to get a property that has foundation issues while others will walk away because they have never handled such a property and don't know how. The ones that lavish the foundation issues are those that have dealt with them before and know just what to do - including getting the price down.

But yeah, it's incredible how much you can save on paint when you're a member. I almost don't understand it. Seems like every time I go in, I get 40-50% off.

 Is this some sort of membership?

I agree with the SW paint, I use it on rentals. I have also used Valspar.

Should I be reporting these fake accounts to BP?  if so how would I do this?  what info are these folks after?

 I would report it. Maybe they can do something to further filter out the riff raft. I don't add people unless they have attached a message and then I still may not add them because it could just be a question they want answered.

Hi Zach

I have a HELOC and after using it, all of course have different terms, I decided that purchasing a property would not be in my best interest. My HELOC requires monthly payments and I would not want it to be dependent on a rental, anything can happen.

Yes, the interest is deductible from what I discussed with my CPA when using it for investments and not personal use like paying medical bills. 

At the time I was employed and got the HELOC to use for buying and rehabbing property to sell. I looked at the less likelihood of something going wrong with a flip than holding property that was acquired with a HELOC. But of course that too can have consequences.
