Yes, so far I think its one of the best products for rentals.  Waterproof, easy to install (click on version), not expensive.  I like to put the planks that are a bit thicker 7-8mm with an attached pad to it.  It looks better and it feels much better than buying the 2-3mm.  The cost is much higher so it depends on your budget.  For my rentals, my rule is never go cheap on the floors.  It's the first thing people look at and touch when they walk in the house.   Putting something of higher quality will also save me money in the long run.

 What underlayment do you use?

I have an existing old roll out vinyl they used to do in the early 90’s, which is when this was done, in the kitchen that I want to lay over it but I want to get an underlayment.

I also want to install the same LVP in areas where carpet is being pulled out and the subfloor is wood - not finished - I believe it’s level but we are checking.

Both of these are LVP, they've held up nicely to kids and pets:

In your first picture, this looks similar to a coloring I have been looking for. What is the name and where did you purchase it?

I looked into Floor N Decor (Gaithersburg MD) because I had great success with the Jacksonville FL location, which is where I  live near. They have some very nice selections well under $2.00 sq ft good quality. Unfortunately, after speaking with someone in their command center about delivery to the MD rental, I found out all the LVP waterproof selections I looked at was not carried in their location and would be too much to ship from another location. They said in a month “or so” they would have switched out their clearance for newer items. The person I spoke with said their location is still new and not up to dat as other locations.

I also looked at Lowe’s and HD and didn’t find anything under $2.00 sq ft as my price point over that will not work. I have seen Lifeproof as a product that I have not looked into yet.

Sams Club also carries flooring but it’s water or moisture resistant and not waterproof.

Thank you and your rooms look great.

I have used the two-part Rustoleum epoxy from Home Depot on two garages with good results. Paint the surrounding foundation at the bottom of garage walls with regular latex paint before you paint the floor. There's no need to use expensive epoxy on the foundation, and, because the epoxy sets up fast, you need to move quickly and not spend time on the foundation once you mix the epoxy.

Thank you, simple is what I’m looking for.

Don't be penny wise and pound foolish on this one.

 Arlen-

I understand and point made. That’s why I asked if you had experience in doing this so I could get it right the first time.

What products can you recommend? With the plethora of items in the market I would appreciate any direction on what may be best.

Thanks!

Do you have any suggestions on a cleaning product and a paint to use that is effective and does not cost too much?

Have you any experience at preparing a garage floor and painting it?

Thanks!

Hi- The garage floor has seen better days. It’s never been painted and has over the years had oil and likely gas spills. The area is 220 sq ft (just a 1 car) and from what I see in 1 gallon cans will more than cover the area. Question is what to get. Amazon has this in slate grey for $36.92. “KILZ L377711 1-Part Epoxy Acrylic Interior/Exterior Concrete & Garage Floor Paint, Satin, Slate Gray, 1 gallon” I looked at several options but does someone have a recommendation on proven use off a product with good results? Given the condition I would ideally like to get something as a once over without having to scrub and clean the floor. You know, just cover it up. I am also looking to paint the walls and ceiling. It too has never been done. Thanks BPers

Lowes has that ability to show all statements as well. I wondered this myself when I was returning an item and found they actually had all my purchases, which made it easier to find just when I bought that item.

But do they give you access to that data online?  Most companies have this stuff for their own use. I get a chuckle from BJ's club pretending they only keep it in-store for 2 weeks after purchase, after that you need the receipt. Crappy Costco wannabees.

Yes, I logged into my account and there they were, all my purchases. I was criticizing the app because I thought why do they have this if I am not able to see my purchases. I thought it was just a rewards thing but in fact it actually does show all the purchases.

We have sams club here and they list all my purchasing in the app as well. Love that it allows me to scan and checkout directly without going to a register.

Seems like this is too much of an open-end question. With so many varying degrees of what investors look for, so too can be the threshold of what makes a person walk.

For example, some people love to get a property that has foundation issues while others will walk away because they have never handled such a property and don't know how. The ones that lavish the foundation issues are those that have dealt with them before and know just what to do - including getting the price down.
