I dont know enough about fire extinguishers to know the difference. I just buy them at Home Depot.

Hello, hello...

I am about to go through a rehab of my property (located in Baltimore County MD) and was informed as a reminder of the new smoke detector codes. Detectors are currently up to code.

I found these articles on the Baltimore County gov web site but don't see anything specific for fire extinguishers - must have.

ARTICLE 14 - FIRE PROTECTION

SUBTITLE 2. - ALARMS AND SMOKE DETECTORS

§ 14-2-201. - AUTOMATIC FIRE ALARM SYSTEMS

ARTICLE 35. - BUILDINGS AND HOUSING

§ 35-5-213. - FIRE SAFETY AND PROTECTION

I read these sections and am looking for "if" it says that fire extinguishers are required. Are they? Even if they are not, I think it's a good idea to have one for the tenant. I'm just not sure if I am opening myself up to liability if the extinguisher for some reason didn't work when they tried to use it.

I have always had one in the kitchen and it's never been used. It is now suggested that I have one on the other two floors. It's a townhouse, lower level is a garage-laundry-den with 2nd level living and kitchen finishing off 3rd with bedrooms. Seems like it would be overkill to provide anything other than the kitchen level.

In summary, 

1- Are fire extinguishers mandatory for a unit such as mine and if so, if it did not work properly (Murphy's law) would I be liable since I provided the extinguisher?

2- Do any of you buy the rechargeable extinguishers or the one-time use?

I used to get annoyed and thought about it as mentioned above, there must be a demand or they would not be canvassing the neighborhood and doing mailings. I have contacted a few and requested to be removed but I suspect it just cycles back again when they get a refreshed list with my name still on it. :-) 

I recently got a call from someone and I know I should not have answered the phone when I just woke up but I thought, hey it might be an emergency. Once I had my whits about me I realized what it was and politely declined and asked to not be contacted again.

I am leaning toward the Asheville with light to very light grey walls. I think with will work. Coordination of color and types are not my strong  suit. I have a friend who eats this stuff up and has no problem picking out and doing coordination.

I have an existing old roll out vinyl they used to do in the early 90’s, which is when this was done, in the kitchen that I want to lay over it but I want to get an underlayment.

I also want to install the same LVP in areas where carpet is being pulled out and the subfloor is wood - not finished - I believe it’s level but we are checking.

I looked into Floor N Decor (Gaithersburg MD) because I had great success with the Jacksonville FL location, which is where I  live near. They have some very nice selections well under $2.00 sq ft good quality. Unfortunately, after speaking with someone in their command center about delivery to the MD rental, I found out all the LVP waterproof selections I looked at was not carried in their location and would be too much to ship from another location. They said in a month “or so” they would have switched out their clearance for newer items. The person I spoke with said their location is still new and not up to dat as other locations.

I also looked at Lowe’s and HD and didn’t find anything under $2.00 sq ft as my price point over that will not work. I have seen Lifeproof as a product that I have not looked into yet.

Sams Club also carries flooring but it’s water or moisture resistant and not waterproof.
