Has anyone heard of any foundation issues with the clay in the East Austin, Round Rock or Pfleugerville area? If so how did you deal with it.

i did notice that driving around raleigh/durham and watching the MLS. i did read the morrisville/cary area was good and slowly expanding

@Caleb Heimsoth i have been to both cities and love austin and raleigh seems to be growing which would be good also. But looking at properties in both cities the market is so tight its hard to pick. the rent to price ratios are ridiculous it almost makes no sense to buy unless your holding for long term. Do you invest in multifamily or SFH?

@Aaron Gordy thanks ill check out that website. But yea i do here the market is very hot and even looking at the MLS i can see its limited on multifamily or maybe even good Mulitfamily. Looking to owner occupy a 4 unit. Is the 78748, 78753 good areas to live? what about Manor?

I was wondering what market is better for investing at this time Austin or Raleigh? No state income tax in texas, but higher property taxes vs state income tax in NC and any other factors. Looking at both markets to move to and invest and I'm looking for information from those who are in either markets.

@Gerry Harris let me give my opinion as me and my wife were sort of in your position as far as the debt and what not. Depending on what your plan is if it were me. I would find a 2-4 unit preferably 4 unit. Put 3.5% down fha and occupy one of the units. Now depending on where your debt to income ratio falls I wouldn’t right now start paying off debt just yet. Get a property first then start paying the balances that have the highest monthly payment off first. Why? Because the monthly payment amount is what effects your debt to income when you go to finance a property. Get the property first then figure out how to pay the debt off. Don’t spend 50 or 100k to be debt free just yet if you don’t have too.
