Congratulation, I am also a home inspector but I did it in reverse, I am a property investor and just recently got my Home Inspector license (FL) and cert with InterNACHI. We have an advantage because as a CPI (Certified Property Inspector) you are looking at all types of properties in all kind of neighborhoods. Personally I am not interested in wholesaling, I like to rehab or better buy and hold and rent or BRRRR. and if you do a flip you will make sure it pass another CPI inspection.

Hi, mold issues are common in old houses, first do not panic like Gorge said, dont become a motivated seller. Mold a natural bacteria that feed of humidity, usually is a simple fix, like you said the dishwasher is leaking and check when it rains. Look at all roof penetrations for bad seals and flashing, around the roof to wall, the chimney, exhaust stacks, flashing, and so on. You can get a infrared camera or one of those IR thermometers and look for a cold spot. If it is wet, most likely will be colder.

You should contact a mold remediation company, they are not that expensive and you will cover your back by using a legal, insured, certified contractor for the removal, then you fix it.

with every property you get, there will be some issues, otherwise you will pay full price, and always use a certified contractor or inspector before you jump in to a property unless you are one.

What are the Best landlord friendly states where you like to invest on multy family or SFH and how you check for this info.

I will also be looking on what kind of economic stability that state or city,and growth. I think kiplingerr might be a good place to start looking? 

Hi, just to add, I know of some fellow inspector that do construction progressive inspection, but they have a lot more knowledge than me because they where former general contractors. You can find some good ones for your area at IntarNACHI.org,

It is up to them, some jurisdiction allow you to take pictures of the job done before closing the walls, but it depends on them, maybe you can do a detail video while closing and take a chance.

Hi Congratulation on your investments, Texas does have a very strict rules for home inspectors but to find the best you can search on the highly trained home inspectors in InteNACHI.
