If I were you, I'd learn about unimproved vacant land investing. It's like fixing and flipping, but without all the headaches of dealing with contractors, etc. Realistically, you could do quite well with that war chest of cash and the right network of land investors. However, I wouldn't invest in it alone. I would sync up with an experienced land investor that has done many vacant land deals and do some joint ventures. Then, I'd suggest you venture out on your own once you feel comfortable and knowledgeable.

Hi Levi. I would suggest you explore ResortLock. It will allow you to provide them a passcode that will only work during a certain time period (without you having to be there physically or have WIFI). It's great for Airbnbs or remote properties. They make non-WIFI locks for the exact purposes you mentioned. They are just quite pricey, but maybe you can get a bulk discount.

I've just finished E-Myth a month ago and I'm ready to start writing my standard operating procedures (SOPs) for my real estate investment company. Right now, most of it's in my head. Would any of you would be willing to share your standard operating procedures for your wholesaling, fix and flip, and/or property management business? I think it'd be smarter to start with a base foundation of someone else's SOPs and tweak them to fit my procedures for my business. Thank you in advance for your generosity!

Honestly, I would skip Slybroadcast and sign up with Fred at JustDeliverIt. He's a cool guy and I like their service better. They have a lot more functionality (i.e. phone number with opt out option) than Slybroadcast. If you mention my name, he'll probably give you a steep discount on the price per ringless voicemail.

@Thomas Hausfeld I agree with Rachel about having an exit strategy. However, I wouldn't just have one, I'd have several. Depending on the park and if you care to form a long-term relationship with them, you could wholesale it for cash to another park owner or retail buyer. You could also sell it on owner financing or offer it as a rent-to-own. Or, I've seen this before, you could Airbnb it (if the park allows this).
