It really depends on your long-term strategy. Are you looking to build cash or create a long-term money printing machine? You've got to make that decision. I'm doing both. If I can make a ton of cash on the deal, I'll sell it outright. However, if there isn't a 7-10K instant profit, I usually retail the wobbly box.

Donna,

I buy/sell manufactured homes all over Colorado and I am familiar with the players in the Aurora market. The competition is tough. Many of the dealers have long-standing relationships with the parks so it will be an uphill battle for you to create those solid relationships with the parks. I would just advise you to continue what you are doing and a deal will come your way eventually.

There are several parks in Colorado that offer incentives to move in homes into their communities. For example, some communities will pay for the move and discount the lot rent (1/2 the norm) to anyone who buys your home for the first 2-3 years. This works great because you can get your money out of the home super quick!

My best deal ever was a double-wide manufactured home that I purchased for $4,900.00 and sold it for $18,500.00 cash. Oh, and did I mention that the buyer paid all the moving costs?

Set up your company as an LLC and elect to be taxed as an S corp. According to my lawyer, you can't legally require them to pay you by money order and/or cashier's check. You have to accept checks, cashier's check, money order, and cash. However, if a check bounces, then you can legally require them to pay you in cash, cashier's check, and/or money order.
