A person at my local real estate club has been promoting judgment investing. She purchased The Complete Guide to Judgment Investing written by Mark Walters from the CashFlowInstitute. I was curious about judgment investing, but have stayed clear from them in the past because I've heard they can be easily wiped out in a foreclosure/bankruptcy.

Any feedback on this type of investing or the eBook?

I've had great success in purchasing manufactured homes and selling them on payments. It's a process though, so make sure you understand it.

Does anyone know of any lenders who are financing hud manufactured homes for investors? Everyone I know that's doing this has private money guys.

By the way, do you know anyone who is buying manufactured home notes? I know of a couple who buy them, but they want you to "manage" the note. When I sell a note, I want to sell it and move on.

I buy all my materials from Habitat for Humanity and a local store called Extras. I haggle with the people that unload the items off the trucks too. I got a whole kitchen done for about $100. It's a great place that only the smart mobile home investors know about.

I don't know how you all do it in Texas, but I certainly don't do rent-to-own any more. I actually transfer the title into the new owner's name and list my company as the lienholder. Also, I keep the title until they pay me off.

Interesting story Terry. I guess I am just stubborn on the 2/1s. I only purchase 2/2, 3/1, 3/2 and up. 2/1s take forever to sell. But if you can make them work, that's great!
