Hello I have reached my 10 loans and have considered the blanket loan option but lenders need the properties to be worth $100K each and the loan size has to be at least $500K so about $750K in total value. What are other options, besides getting married, to access more loans or acquire more properties without doing a cash buy?

@James Wise - fair point but as the market advances, their 8% - 10% plus aggressive placement fees, renewal fees, vacancy fees, the list goes on will have to come down or the likes of Hemlane.com and Buildium will begin to expand their service offering and make the "on the ground people" obsolete just like roofstock is doing to zillow and redfin or internet banking did to banks. So ultimately I'm looking at hemlane as they handle nearly all of it except for evictions.

@James Wise - I think what I find is there are programs for marketing, financial management, ACH deposits, but what about evictions from out of state? I haven't been able to figure that one out. I believe Rently has a program down for showing the property remotely.

I’m trying to find a way to manage properties remotely without using a property management company. Is there any tech out there that helps with this?

I have a five acre lot in Calhan Colorado which is 20 miles east of Colorado Springs. I want to build 6 fourplexes on the land. Does anyone have experience in doing this in that area and what are some pieces of advice?

I'm curious what everyone is seeing in Pittsburgh, PA? I keep hearing its a prime market for owning right now and potentially at a bottom. Are you seeing the same and what activity are you seeing?

Best,
