@Adam Abdel-Hafez I have contractors bid at 123k and thats not to shy from 125. Never closing on anything with unclear title so far as liens are concerned that would suck. It was a falling out of a partnership.  So I would not put that pass any house. Also did you run title?

Its about the same here as well. I am actually selling this property. I already have the property. High demand on the properties. So sometimes we find some at 70% but its tough and very competitive. Have any of you ever invested in the Atlanta Market. @Manolo D. @Shawn Ward

As I am learning more about Real Estate Investing and meeting more Investors I am noticing one command denominator. Failure Failure Failure !!! The more successful investors failed and the not so successful investors failed. So I hope you're prepared because failure is going to happen at some point, its Real Estate. The difference between Mr. & Ms. Successful is they didn't let it stop them they kept going and they are still going. DON'T QUIT! Believe in the process! Trust the process! Be patient with the process! Know that it is a process! Last but not least #STAYCOMMITTED
