People scream good school district but then opportunity come and no one is anywhere to be found. Why? My question is does the school district help or hurt? Or is it just the buyers? 

My guess would be that the buyers were never legit. I've been working on a solid deal that was in the Lassiter School district which is one of the top schools in the state of Georgia. This deal is so clean and I do not have many to any buyers in Marietta... Where are they?

Hey can we connect. I would love an opportunity at some of your  inventory. 

I love real estate and I am fully committed to learning all the ins and outs that I specialize in. I was working with one buyer and he helped me open my eyes on how to make a 77%  purchase lower. I cant put a number on the lower percentage without actually analyzing the deal, however, I did help him purchase a deal that started off as a 77% deal at 48% purchase. It isn't everyday that I can do this but I think I have another diamond on my hand in the West View area of Atlanta. Lets see if i can do it again. I think I can make it happen, I love painting that vision. When you have comps ranging from 280-345 with-in a half of mile of each other or less what is the difference? Why? This is something I am being taught and I would love to learn more.

How do you feel about the West View area of Atlanta? 

Are you aggressive or conservative?

So I have a Deal under contract in the Kell School in Marietta. Help me answer this question houses are selling at 220k non renovated and there is no available inventory in the area. I have one pending house that sits on slab pending at 279k. My house sits on a Basement and will be renovated. Should I trust that I will get 230 or more for my house? Or would you trust it is the better question? All houses are close in size and year btw.

Hi Everyone,

I have one question. Is there anyway possible to get a cashiers check or wire transfer made on a Sunday? 

Purchase is 500k for the package. I am thinking 70k or less into the renovation side of the deal and a 280k budget for the clear out and new construction cost. 

How much more gross/net profit do you think is needed on a deal like this? @Patrick Miller

Kirkwood Renovation/ New Construction Opportunity. House under contract worth 1.1 Million in Kirkwood overlooking Coan Park. Why? How? Agree?

The reason being is because the house also comes with a lot that have been subdivided for new construction. So it will be doing a renovation project and a new construction project. This is a chance to get creative and do some big things. 

With an Opportunity like this would you do a modern build or a traditional build on the lot?

Also is 250k Gross profit enough for a project this size?
