You have more options, you just need to find them. Looking for a multi-family to house hack is a great idea. The deal that you have presented is simply not a good one from the numbers that you have presented.

I have an umbrella through USAA and have both personal and rental properties on it.

If it is your full-time job it is certainly possible. I do this part-time, and stick to about 30 minutes away.

Leave the floors if they are solid. How about covering the wall tiles with a bead board wainscoting? Would look far better than painted tile and likely easier and cheaper.
