Welcome @Juan Carlos Correa, I could use a CPA! It's been a struggle for myself to find a reliable one.  I have some homes in Ft Lauderdale and excel in the Short Term Rental space.  Happy to help with some advice and if you do a search, you'll find some solid posts I made on the space.  I'd recommend searching the forums for topics you're interested in to get a solid base and direction.  Without clear direction, we lack clarity!

It is extremely tough to find cash flow almost anywhere and you have to be very creative to do so in south Florida.  Feel free to reach out and best of luck.

She will be paying rent anyways with me so her paying me rent and building our future wealth when we do get married is a much bigger win than us both paying down someone else's mortgage. 

Curious to what your suggestion is on that then since you don't think her paying a fair amount of rent to me is a bad thing?

@Jonathan Greene makes valid points here.  Your reply is in a pretty rough tone leading me to think it is not smart to have her brought in.  He was just giving you his advice and trying to compare your relationship to others here as a defense is a sign of fragility.  I would highly take his advice on a lot of this.  

Another question, why is having your girlfriend pay you rent still fine, but after 6 years and no marriage it is an absolute NO on buying together? I’m a little lost on this as you could bring her in equity wise like the parents or on similar terms.

Hey @Barrington Smith that’s going to be a somewhat tough task, and it comes back to basic principles of those who crush fields:


-the guy who does great work often values his time a lot and won’t give a free estimate

-the guy who is hurting for work often will.  

While it is possible to find the latter, keep a high guard up with your intuition to screen and pay attention to more details.  You may be saving money short term, but it does not mean you’re increasing your long term expected yields.  Best of luck, sorry I don’t have one for you on this!

Hey Reese, thank you for taking the time to respond! The main goal like you mentioned would be a vacation spot for our family, with the STR just to offset some costs of ownership. Good to know re condos, thanks for confirming. That being said I'm still curious which buildings allow STR on the beach if you know the names of them?

Interesting that Wilton Manors has its own laws. Are you familiar with any successful STR properties in that area? I was looking there as it seems there is more availability in our price range, however I'm aware it's farther from the airport then say Edgewood.

I'm not in the area currently but may be in the next few months, I will give you a shout if so!


Absolutely, shoot me a dm, it's only a few condos and they can change their rules at any point with an HOA. And we are familiar with 3 that do really well, we own them!
