 If you are in the Alpharetta area, I would recommend attending the monthly northern Atlanta real estate meet up / mastermind group which is held in sandy springs each month. @Raj I. Thanks for sharing! If you dont mind I would love some insight on why you believe the ROI on Marietta is terrible? I have been trying to find a duplex there recently but everything that goes on the MLS is gone or goes for around 98% listing within a few weeks of being posted.

I agree with @Peter MacKercher in regards to transparency on the buyers end. The problem is that sometimes sellers like to fudge the numbers on their Financial Statements leading to you being high and dry. I would make sure to be extra conservative when you are modeling out the purchase and see what you come up with.

Thanks for posting your success Michael, would love to hear how you evaluated that area of Cle as an area of out of town investment? Being an out of town investor is risky but great to hear your success story!

I personally would not. Obviously would have to look into the COC return but $100 a month is just not worth the investment for me. Not saying I need a ton of Cashflow with all the other Buy and Hold Positives but I think around $250-$200 Per Unit is more suitable.

Now if it was a great deal that was CF a $100 but the rent's were soon to go up that would be another story.
