Looking to meet with Atlanta RE Agent
Hello Atlanta RE Agents,
First and foremost, I am currently looking to meet up with an Atlanta Real Estate Agent that I can work with to purchase investment properties.
I am a Multi-Family buy & hold investor with cash reserves ready to purchase my first of many properties. I am flying out from Los Angeles for the weekend of January 15th-17th to drive the streets of Atlanta and analyze block by block. I'm currently interested in the zip codes 30315, 30310, and 30314 but am not opposed to other areas should the right deal come along. I am particularly looking for a RE Agent with a great knowledge of the local market. I am free to meet in person either Saturday, January 16th or January 17th.

Hi James,,,, Its difficult to figure out where to start... #1 Multifamily of the door size that I think you are looking for are not represented by agents, but commercial broker specialists in an asset type and area. You find such specialists by finding deals in the location you are interested in on http://loopnet.com
If you have gone to a few MF boot camps (recommended) you'll hear that crazy seller's over priced deals are listed for dead on loopnet. But you find the brokers there. Contact brokers you find on loopnet and earn their respect by showing them your proof of funds, your pre approved financing bank and your success team members and your resume. Make a few serious offers on their listed deals to earn their respect that they will feed you their pocket listings (the better deals).
Metro Atlanta is insanely competitive. Personally I've moved outside the metro up and down the freeways:
- 10 min to a freeway
- 30 min to good jobs
Today I'm buying just South of Chattanooga along I75 30 min to the VW auto plant as a reference point. Sure Atlanta may seem like a great place relative to CA but from a local's perspective its way WAY too expensive. My cap rate and cash on cash min requirements just can't be met here locally.
Funny how one man's junk is another's gold. I find it interesting!!!
#1 tip: find where the jobs are being added, buy near by. scan georgia.gov and other places, like using indeed.com's mapping feature for new plant openings.
Amazon distribution center is being opened: SW 285 and another big facilitiy on the West side 285 South of 20, Amazon distribution up 85 North of the I316 split. Anywhere along 316 will be future white collar living, today blue collar.
