@Account Closed - I am an agent/investor in the area. Check out 38104, 38107 & 38112. Midtown & Cooper Young area. Older homes, but beautiful structures. Popular short-term rental area as well.

Before my family days I house-hacked a duplex with an AirBnb below me.

I'd recommend coming to town and seeing the areas for yourself first.

Turnkey properties making a margin is the reason why you see lower returns investing in turnkey. That's the margin you give up for having the hard part (purchasing, reno, tenanting, etc.) done for you. 

You can search for tenant-occupied properties on the market that may be selling at a discount due to deferred maintenance or low rents. Factor in the capital repairs needed and you may be able to squeeze out more margin for doing more of the lift yourself. 

Post the listing on Facebook Marketplace and route respondents to your own application link. It is free, and I have found a ton of great tenants there for my properties who pass applications with flying colors.

Most loans that are held by LLC's still have personal guarantees from the members, so the personal debt ratio is still encumbered.

Even with a personal guarantee it does not show on your credit report directly.

Make sure you don't have some sort of filter on that is reducing the amount of results. Most likely a minimum price filter. Lol!

Tons of opportunity here for single family, multifamily, AirBnb, you name it. Tons of areas to stay away from. Not sure where you're based but I'd recommend making a list of people you'd like to meet, catching a flight here and spending a weekend. Get a rental car and drive all of the areas. The trip will pay for itself.

I don't believe that the current market conditions should change anyone's exit plan but should rather cushion expected exit prices or cap rates. At the end of the day, your choices to exit in RE are to sell or to refinance your cash out (which really isn't an exit). Instead of changing your exit plan (again, selling is all you can really do) I'd just adjust my expectations.
