Considering to get a couple of turnkey rental units in Memphis

Any advice on how to go about investing in turnkey rental properties? It seems like turnkey investment companies beef up their income and also the price of the offering, then ask to come up with the difference if not appraised at asked value. Any experience that you can share? Blessings !!!

    Turnkey properties making a margin is the reason why you see lower returns investing in turnkey. That's the margin you give up for having the hard part (purchasing, reno, tenanting, etc.) done for you. 

    You can search for tenant-occupied properties on the market that may be selling at a discount due to deferred maintenance or low rents. Factor in the capital repairs needed and you may be able to squeeze out more margin for doing more of the lift yourself.
