@Jason D. Is very accurate. @Skye Anderson Your property management company should be talking more about their renewal rate of tenants. If on average their tenants renew for 2-4 years your goals will line up. The goal is cash flow not just to collect rent. A good property management company will know this process.

@Matt Humps All three of the areas are great. Many of my investors are picking up properties in these areas due to the value of the deal. Even small new construction homes in these areas have peaked interest.

@Peter Miller @Francene Iaizzo I see more investors with tenants in place upon purchase. We are able to assess this with a real estate agent prior to purchase  and look at tenant ledgers to ensure cashflow upon purchase. 

We do this while a unit is vacant. Or if the unit (multi family) has one meter for the whole unit vs multiple units. In this case owner is paying utilities. 

@James Stinnett We leave taxes and insurace to owners as well. We do make "vendor" payments for owners though. Lawn, pool, pest, etc. We will also put utilities in our name as long as there is a reserve in the owner account to pay these. 

@James Stinnett We do not make the payments for the owner as @Marcia Maynard mentioned it is ultimately the owners responsibility to make those. 

Rent is due by the 4th of each and month and direct deposited to the owner by 12th assuming rent is paid on time. 

Most of our tenants use electronic payments methods. About 97% of them. 

All funds issued by the property management company are electronic funds and not snail mail.

I often get calls from investors that are already working with a Real Estate Agent. It has proven to be effective when purchasing an investment property for the property manager/real estate agent to make sure that the investment works all the way around. Has anyone else seen this a helpful tool/resource for all involved?

Working with a property management company/real estate team has proven successful for our investors. There are many channels to obtaining properties. Effective property management companies will know what properties are going up for sale that are already being managed by them.
