   "We do not need to use our time to do showings" ----- Isn't that what your clients hire you for? 

Also the most successful PMs in the country value their residents as much as they do the clients that own the property. Tenants and potential tenants leave reviews on Google that directly reflect the experience they received when interacting with a company which translates into future growth. As far as scaling a company I know first hand its possible without a remote lock box. The right people in the right seat with the right values is the win-win in my opinion. A great tenant day one eliminates 99.9% of problems down the road.

In a technology driven world the self check out/self service model is growing rapidly. This is the same in the rental property world. More and more companies are pushing the self showing lock box so there potential tenants can access the property virtually anytime (no pun intended there). This also allows the company to use less payroll on the leasing side. What is not talked about is the risk that is associated with it. In the retail world it is called shrink. Is there a better experience with having a licensed agent assist with the showing? A person to make the sale? What about damage to the property by letting most anyone inside? What if there is a world to combine both avenues.... Utilize technology to schedule showings on a potential residents schedule BUT a licensed real estate agent meets the prospect at the property and walks them through the home and the application process the same day? High tech but also a high touch approach. We live in a technology and service world. In my opinion they go hand in hand. Residents have spoken and would like to have the option to speak with someone when making a decision on there next home. They look at reviews for the company as well as the experience they will receive from start to finish! What is the general opinion here with self showing lock boxes?

One thing I love about real estate is taking what a property is and making it into something better. Most of the time we hear words like rehab, remodel, or flip... These are terms of the past. We should be asking ourselves as investors we does the future look like and how do we make our properties reflect that? When purchasing a property in a competitive market I want to make it different and stand out. How is that done? With these new terms that I evaluate on every purchase. 

Reposition - Curb appeal, New Residents, Better Leases, Better Exterior Standards From The Residents 

Functional Amenities - Washer Dryers, Dishwasher, Storage Sheds

Post COVID shutdown this is more relevant than ever. Rental market has a huge demand and what better way to capitalize on it than delivering a "Prime Property"

Renting a property side by side another unit without these could be 100-200 difference per month. Quality first and the quantity will follow. Would love to hear some thoughts on this?

@Charlie Moore it is hard to prescreen that many applicants. in this situation I would just hold an open house for all that are involved and hand out your minimum requirements to rent the property. We have this happen often but our software prescreens and schedules showings for us.
