Thats actually a good idea to charge a pet fee and sign the pet addendum. Good one

It depends on how much money is the 20%. For instance if you`re looking at a property let`s say 300k 20% represent 60k. I would personally put 3.5% (10.5k)  down while still have enough money left (49.5k) to put 20% on another property right after (247.5k). 

According to the math above, you`re still able to buy two properties with the same amount of money instead of buying just one with 20% and by the way you can still buy more.

I would buy another deal and use the cashflow to pay down the debt. You would benefit from the tax savings, pay down your debts, building equity in the process. 

You cant go wrong with this.
