My philosophy is this " Trust but always verify". I was told the same thing 2 years ago and I did 4 deals right off the MLS last year, just sold one of them and still made a decent profit.

If you have the right team in place you can make a lot of the deals on the MLS work. There's always a way, a deal may not work as a buy and hold but works great as a flip.

You can't save your way to wealth, and not leveraging debt is ridiculous. I don't think Dave gets the concept of " life is short", we don't have 300 years to build our businesses so how are you supposed to scale your business without borrowing money from (banks, OP, private loans etc) whatever it may be. 

I give him credit for helping people who are unable to manage their money however he is bad news for entrepreneurs :)

There is something fishy going on here, the seller either is trying to back out of the contract either because they need quick money or they have a better offer on the table. Either way if an attorney drew your contract i`d have them make sure you have clauses in place to address such issues. Did you already give the seller your EMD ?

Debt is your best friend, well it depends on your goals, if you`re trying to expand and grow your portfolio then you should try to leverage banks as much as possible.

No need to transfer the property to an LLC unless you`re using a HML, I mean it's just one property and as @Shaun Weekes mentioned earlier, because you've paid cash for the property you may qualify for the delayed financing and bypass the waiting period. It's a really good option

Welcome, focus on getting your first deal done as it will be a learning process. I'd probably go the FHA 203k route as it only requires 3.5% down ( minimal investment) and they provide you with the construction funds. Just make sure you have a licensed contractor with good references
