Let them know there is a new sheriff in town and you will be increasing rent to market on the next renewal. Always expect they may not agree and plan accordingly. 

They've been there for 7 years and if they've always paid on time I'd say don't look solely at the money 50$/month is not worth losing a good tenant :)

The one thing we CANNOT get back in life is time so don't waste it waiting to get your debt " way down". Pull the trigger now and figure out a creative way to start investing today. There are so many strategies available to get started. 

The BP podcasts will definitely help you get started and I would start looking into "Wholesaling"as it doesn't require any of your money.

Your city assessor`s office or the county records will tell you the taxes on the property, at least the one for the prior year

I would stay stick with your lease. If we real estate investors were changing our contracts every time someone say to remove something none of us would make money in real estate. Someone told me the other day I should not require a security deposit. My answer was " Thanks for coming but we require first last and security to move in. Are you able to provide that?"

Hey guys, 

This is an interesting topic to me, I did a bit a research on google but the results were confusing.  If you buy a 4-Plex and decided  to pull a permit for one Unit to start your renovation project and not the other 3 can the building inspector (plumbing, electric) mandate that you show the other 3 units during the first unit inspection ?  Some people are saying they can and others are saying they cant :)

Yea I never thought about charging an extra fee for it. I think when you tell a tenant your rental is " not pet friendly" you can essentially lose good people. Charging them a fee makes more sense
