Here is another one in Albany 15 mins of San Francisco

I have a deal in Albany CA (Off market coming up in 2 weeks) We own this property out right.. If you know anything about Albany it's one of the hottest towns in the East bay and close to SF. Schools are 10 out of 10! It's a wealthy old town. This property is located near downtown. There is not too many homes with this square footage! 

Current property specs: 

5/2 Bed & Bath

2800 sqft home lot size 5,000 - Zoned Duplex or SFR (Very rare)

We have plans and building permits in process to renovate the property. We added a legal in-unit within the square footage.

Purchase Price to be: $1,275,000

Renovation cost: $2300k to $265k (Seller has already paid $20k for permits and plans)

Resale value $1,850,000 to $2,000,000

Profits: Range

Commission at resale: If you need us to resell we can charge 1% on listing side and give 2.5% to buyers side this should save you money... If you need a private money loan we can fund up to 80% LTV at 9% 1pt and up to 60% on construction

Purchase Price: $850k

Rehab: $40k to $50k

Resale Value: $1,050,000 to $1,100,000

Rents: $3200 per unit

Easy Chris LOL I am just writing what he is shopping for and no they're no in an LLC. I think it's very possible to find such rates and no point/no fee loans if you look hard enough. Always be optimistic in life my friend. Funny we had lunch the other day with a few agents we have purchased properties through. They all said "There is no more delays, it's impossible to find anything" 24 hours later my business partner locked in a 4plex for $585k which is worth $975k right now. Mindset, network, work hard and luck will come your way. Anyways here is one company that is pretty close:

Hello, A buddy of mine needs to get 3 of his rental properties refi/cashout in the Bay Area. He's looking for a lender who will get him 3% to 3.65% no cost only title fees..... 

2 of the assets are a 4plex and one is a sfh with an inlaw unit.

Agree, I think certain communities, cities and or locations within a city will still thrive. The Bay Area has a TON of CASH, highly qualified buyers so it will be hard to see what happens. Long term we should be fine!
