Hello All, 

We're looking to get a line of credit on a 4plex.. Current loan balnace on first is $565k, gross rents are $7k a month and value is $1.1m. This asset is in California. Princpals credit is good and income. Would anyone know of any lenders who would lend $200k on the subject at 4.5% to 5% please let me know. We understand most traditional banks may not offer such a product however like the big tycoons say just keep searching and never give up!

LOL HAHAHAHA. HOW DID YOUR ARV CHANGE WITH THE PRICE DROP? BROTHER BROTHER BROTHER - PLEASE DO NOT TRASH OUR SITE WITH BOGUS PROPERTIES. PLEASE! This is making whole-sellers look unprofessional and like liars. The investors here who have money to throw down on properties like this are very sophiscated.

How are you all doing and happy holidays. 

Well over the years we have really never been big fans of buying products or gifts during Black Friday especially because the crazy traffic and of course being super lazy after Thxgiving dinner. 

However this year we decided to go full force especially because we can buy online and majority of these stores have pre sales.

I wanted to get a group of members together so we can brain storm some ideas in what materials which can be purchased during this sale for current flip projects and or if you're planning to build new construction or flips in 2017 why not load up on appliances, carbon monoxide, recess lights etc now and store them away? I dont know just throwing this out! 

LET us all get a list of items that can be purchased and what online retailers would be a great choice and or should one go into the actual retail store?

A lender told me you can only have 4 loans on your personal name for cashout/refi? Is this true in California? Does any one know any good CASH OUT/REFI lenders for a loan amount greater than $900k?

With only 60 days left in the year I hope many of you had a successful year and will finish STRONG. 

I wanted to reach out and remind you all we're always looking for Fix N Flip deals here in the Bay Area, Sacramento and LA area. We're seriously looking to grow our multi family and commercial vertical. We're looking for distressed assets in each class. 

Please do let us know if you have the properties in your control or you're a whole-seller this makes a huge difference. If you're going to send us properties (Or actually send anyone on here properties) please have REAL comps. Once a member sent us a property 

1) Purchase price $500k 

2) Rehab: $30k 

3) Resale $800k to $1.6m 

Then sends comps for properties 4 miles away and said we could not find anything close by. Just be real with us and we will buy.

Anyways as you can see we almost got burnt that's why I am just disclosing this and I'd like for the rest of my BP family members who actually work hard and respect our business to know to be careful, don't waste your time with these people and even more so be careful with your hard earned money. 

With that bring said we're hungry and looking for AWESOME deals here in California esp the Bay Area. We will go outside of the Bay Area if the deals are excellent. Looking forward to some success!

BTW: Here is some SOLID COMPS both renovated poorly! If done right I think one can hit $1,250,000.

 WE HAVE GOTTEN MORE HITS FROM CRAIGSLIST THAN BP....... IS THERE NO CALIFORNIA INVESTORS IN THIS SITE ANYMORE? LOL
