I think the biggest thing I want to take from your experience is to always no matter what get the estimate ahead of time.

J Scott when you say to get someone that is insured, exactly what types of insurance are you wanting them to have? And I assume you verify this by asking for documentation.

This is off topic, but from what I've found in the areas I'm looking if I'm spending anywhere close to 70k on a place I want it to have 2 bathrooms. Even more so if you may end up renting a place to more than one family unit, I think it is a must. I will barely even look at 1 bathroom rentals.

Jon Holdman I don't see you as a kill joy at all. You are likely my favorite poster in the time I've been reading this site. A dose of reality I think will prevent many from making major mistakes. Thanks for doing it that way.

3 responses in a short time would seem acceptable to start with. Give it more time I'd say.

Can you tell them there will be an additional charge and hold part of their deposit and pass some savings onto the new tenant if they are able to delay a few days?

So I have 2 properties that I am interested in. The owner has them free and clear. Since I don't currently have enough for a 2nd properties down payment I asked the sellers agent about owner financing. I was told to feel free to write a proposal and they'd get it to the owner to see what he thinks. Can I get some ideas on what this should look like? Or perhaps some sample owner financing offers? One property is about 40k and the other is listed at 58k.
