Correct, there is no laundry in the units. I am looking into the closest location. I am also still verfying details on the water.

I'm glad to know what I need to do to verify rent.

I would prefer to invest in 4 plex's, I just haven't come across any available in the area I'm shopping.

Ben Durtschi I think what you said about insurance not being for maint really hit home with me. I'll check rates with different deductibles.

So I'm looking at a property that should be a solid deal for us. 72k duplex in really good shape in an up and coming area. Very small place, 1 bed 1 bath, but very solid condition. 2 tenants both paying $475.00. How do I go about verifying that information? What do I need to request to make sure all is as it is being told? And lastly, the only downside we can see so far to the property is there are no laundry areas. How much of a negative is that?

Greetings,

I was wondering what your typical insurance premiums were for the area you live in? In KC I'm looking at 1 percent of the purchase price. I read today the percent should be closer to .5 percent. Just wanting to see ranges so I know how hard I need to shop.

My wife had a thought at lunch today that may be way off base, but has anyone ever heard of a landlord using combination locks and just changing the combination each time someone moves out?

I think Joe offers good advice.

If it were me, I'd not likely worry about 2k, but 4k might make it worth it. I think the amount is key. How much time it will cost you and how much stress it will cause. Each person likely has different points where it becomes worth it for them.

Hi Andrew,

I'm in a similar situation as you are in that I love my career and want RE to simply help fund my retirement and allow me to retire early. I think your plan is solid. I assume you are reading lots of books. My local library in a small town had tons which surprised me. I've read most of them. Also, this site has been a wealth of knowledge for me. I'm a big sports fan, but I find myself coming here more than checking sports news now. I learn something new every day.
