I think your point about the rents going down as the price goes up will really help me to find my price point.

Cassidy Adams I invest out of state. But to me I think its critical to have your PM in place in an area as well as your agent and any other team members you will need before you would buy a particular property. Being able to have a PM look at a property before you buy and give a rent estimate is something I have found to be very useful. I think it would be difficult to have properties in many different places. So I'd say find the area you love, get the team, then find the properties. If this property is great, make sure the area will be as well. Good luck on all this:)

Where I get my loans the minimum is 40k for a loan. I'd secure financing before looking further but on the surface the deals looks intriguing.

Do you have an agent there yet? Have you secured a PM? I think both are important before you would buy a property out of area.

Bill Gulley So sorry for your loss. The worst day of my life was when we had to put the dog down we got on our honeymoon in Hawaii as a stray pup. I feel pretty fortuanate to say that is the worst day but anyone who has gone through it and loves their pet knows how difficult it can be.

If it was for sure not something they caused I'd pay the fees myself and hope to keep them long term by treating them very well.

Dawn A. Your figures are below my threshold, and I must say I'm intrigued:)

Jeremy VanBussum, I've not heard that approach before, most investors seem to focus mostly on the cash flow with little said about the appreciation. I wish I could get places over 100k, but it would take me so much longer to save up for the down amounts.

Veronica M. I've researched quite a bit about the property management company we have selected. I was wondering what steps you would recommend as far as the best places to research them. I'm sure I've missed something somewhere in this process.

Is it possible they know they brought them in and are feeling guilty? Other than that I can't see why any tenant would offer to pay more, just seems off to me somehow.
