Confused at what point it's called a ball check.

1. When the pressure test is done?

or

2. When you write the check to tear down the drywall?

Just had an incident where a loan officer was emailing my tax forms back to me because she needed my signature on them, but I haven't been receiving them. after a week of telling her I haven't received her email I finally get it. Along with the records of previous attempts to send it to me with incorrect email addresses. Who knows how many people now have my tax forms. The funny thing is, at the footer of her email was a huge disclaimer from her loan office stating that email is unsecure and sensitive messages, which include social security numbers should not be sent via this email address.

Are RE agents and Loan officers required to maintain some type of compartmental security of sensitive information they receive via federal or state guidelines or is it just implied that they are securing your sensitive data?

Mitch, going to take your suggestion on this. With a turnover rate of about every two years I'll just keep allowing them to hang their own mounts. Eventually, when/if the studs are toast in the future I will pull them out and install double studs in this area.

Melissa, for some reason I just dont feel conformable putting a lock on the attic. I think what I'm going to do is place a tamper proof latch on the attic door. This will allow me to tell if the tenant accessed the attic when I perform my inspections and also allow for a quick entry in the event of an emergency with one of the mechanical units in the attic.

I'm also going to add a no storage in attic clause to my lease.

@Jeff, locking attic access would be the simplest solution, but I'm not sure as a landlord if this opens me up to liability issues in the vent something happens.

The attic of one of my rentals has plywood flooring layed. I don't want tenants using the attic for storage since this area contains the HVAC, water heater and natural gas lines. I'm afraid a sloppy tenant may not be as careful as I would when storing boxes and junk next to the gas furnace, water heater and the myriad of gas lines.

I'm going to place this restriction in future leases for this property, but does anyone else restrict attic storage for your tenants?

I backed out of a contract a few months ago after dealing with the properties HOA. The HOA contact was rude and short with me on the phone. Slept on it over night and decided that it was probably a sign of things to come so I faxed my broker a signed letter of my intentions. I just said I didn't like the HOA. My broker was a little upset and tried her best to convince me otherwise, but I didn't budge. I received my earnest check back pretty quickly without any hassle.

It was my first time having to back out of a contract and I felt a little bad about doing it, but at the end of the day its my money and I work too hard to get into a situation that is not in my best interest.

Unfortunately, the only other option is to keep allowing them to drill 1/4 inch holes into the studs. Is anyone else including wall mounts in your rentals or is everyone letting your tenants drill away?
