I hear you Jon, my rentals are definitely inflation hedges with the bonus of leverage. But, if you feel inflation is around the corner, it's tough to keep reserves in 100% cash.

If I could place cash in an interest bearing account I probably wouldn't be holding a percentage in silver. What to do with cash reserves in today's economy?

I agree that the value doesn't appear to be there when silver was at $7 just 10 years ago, but it's also difficult to ignore the spending by the administration and the answer to the American and European debt appears to be print more or raise revenue, instead of cutting spending. If you feel inflation is coming, then $33 could be a bargain. I'm definitely not hedging big on metals, but it is part of my portfolio.

Just curious if anyone is buying. I have been leveraging in with silver eagle rolls the past few months. "Experts" are giving it a 50% chance that we could see $60 by end of 2012. What are your thoughts?

Interesting analysis. I have never run the carrying costs on my primary, but I have considered adding it to my rental pool and becoming a renter myself.

Is Fiat Money ever safe?

I have been turning over some cash to Silver Eagles the past year. Its safe because I guard it with my LCP .380 and its insured since 45% of all Americans receive government assistance and growing.

I recently purchased a condo foreclosure and had difficulty receiving the HOA records. The condo association will issue you a resale package that will disclose rules, financials, etc. In my case they would not provide this information until I had a contract. I made sure my buyers contract included a way out if I did not agree to the HOA, since I could not review this information until I placed a contract on the condo.

As I stated previously, I prefer HOA's on my out of state properties. I feel it adds an extra layer of protection to ensure the area remains in decent shape. I regularly receive $50 fines on one of my properties. For some reason the tenant never remembers to put the trash bin in the back yard after pickup day, but I just add the fine to tenants account and he always pays. This has been going on every few months for years.
